1. Commission
Seller agrees to pay Anthony Burtman a commission of 6% of the final sale price upon successful closing. This commission is earned when a ready, willing, and able buyer is procured.

2. Listing Accuracy
Seller is solely responsible for providing accurate, truthful, and complete property information. Anthony Burtman and Sierra Pacific Real Estate are not liable for errors submitted by the seller.

3. Exclusive Platform Agreement
By listing on this platform, seller grants Sierra Pacific Real Estate the right to market the property on this website and affiliated channels for the duration of the listing period.

4. Payment Terms
Commission of 6% is due and payable at the close of escrow. Payment shall be made directly through the platform via PayPal to tony.burtman@gmail.com before or at closing.

5. California Law Compliance
All listings and transactions must comply with California real estate law, Fair Housing Act, and all applicable federal, state, and local regulations.

6. Right to Remove
Anthony Burtman reserves the right to remove any listing that contains false information, violates these terms, or is deemed inappropriate at his sole discretion, without refund of any fees.

7. No Refund Policy
Once a sale is completed and commission is earned, no refunds will be issued under any circumstances.

8. Broker Representation
Anthony Burtman (DRE #01340366) acts as the listing broker on behalf of Sierra Pacific Real Estate. Seller acknowledges they have read and understand the broker's role in this transaction.

9. Listing Duration
Listings remain active for 90 days from the date of approval. Seller must renew or relist after 90 days.

10. Dispute Resolution
Any disputes arising from this agreement shall be resolved through mediation in the State of California before pursuing legal action.

11. Electronic Signature
By checking the agreement box and submitting this form, seller acknowledges they have read, understood, and agreed to all terms above. This electronic signature is legally binding under the Electronic Signatures in Global and National Commerce Act (E-SIGN Act).
